The importance of having a bespoke tenancy agreement cannot be overestimated. A few hundred pounds spent having one drafted that can be used again and again is vital in the event of a dispute with your tenant.

Likewise having your notices properly drafted so that they are valid could save you time and money. It is a disaster if you have to redo them in the event they are said by a court to be defective and you have to begin the whole process again which in some case can lead to a delay of 5 months or more!

How much do domestic property possession proceedings cost?

These prices relate to domestic only possession proceedings where there is an assured tenancy in place and not to any other type of tenancy. For prices for other types of tenancy agreements ie protected tenant contact us for details and estimate.

Our fees of preparing and issuing proceedings in the county court : £1000 +vat **

In addition there are court fees of £404 and if the tenant does not leave a bailiffs fee of £152.

Our fixed prices relate to and cover the following:

  • The issue of proceedings for possession based on s.8 notice that has been validly served.( If this needs to be done we can do that at a cost of £175+vat.)
  • To serving any necessary witness statement in relation to rent arrears in grounds 8,10 &11 proceedings
  • To attending court on one hearing on If the case becomes defended and or a counterclaim is made then the case will come out of our fixed price scheme in which case we will give you an estimate of our fees for dealing with the matter for the remained of the case .
  • To applying for an order for possession in the event of the tenant not responding to the issued claim
  • To applying for a warrant of possession in the event that the tenant does not leave the premises when ordered by the court to do

**       This fee only covers the first and hopefully last hearing- if the matter is adjourned for further hearings it will then become chargeable at our hourly rate of £300+vat per hour.

Our fees do not cover the recovery of any arrears either those ordered in the possession claim or subsequently
