We act for both landlords and tenants in the preparation and acquisition of leases that govern the occupation by tenants of premises owned by the landlord for business purposes.
Sometimes it is a freehold property that forms the basis of the commercial transaction but typically it would be leasehold.
Acting for landlords we get involved from when premises are required until the full package for letting has been produced and the buyer has been found. Commercial leases are complex transactions, typically a commercial lease can be over 60 pages long. You need to make sure your lease is properly structured and enables you to deal with your tenant on an ongoing basis that is profitable and we central to making sure that this is the case.
Acting for tenants we investigate the title to the property that you are looking to buy from which you will conduct your business. We will carry out searches and raise appropriate enquiries and where it is a new lease amend where necessary any onerous restrictions contained in a lease. We work closely with you so that you can understand the restrictions that there are on a property and so that you can be sure it will not prevent you from trading at full capacity.
